The credit report is the fundamental component lenders consider to determine a persons credit worthiness. In particular we are most interested in the credit scores and the previous mortgage history. After the scores and mortgage history the other categories on the report come in to consideration such as open accounts and existing balances compared to high credit limits, collections, public records such as judgments and even the quantity of inquires within a 90-day period.
In an effort to combat fraud, lenders will only accept reports from other lenders or mortgage brokers who have been previously approved and processed via that lender or brokers account. The only acceptable type of credit report is refereed to as a Tri-merge report. It contains the data from all three bureaus including the scores on a single report.
